Keypad Deadbolt Or Connected Smart Lock
These get sold as the same category and they are not. Deciding which one a door needs is the single highest-value decision a host makes about access hardware, and it comes down to what you need to be able to do while you are not standing there.
The keypad deadbolt
A standalone electronic deadbolt with a number pad and no radio at all. Everything it knows lives inside the lock. You program it at the door, and it does one thing extremely well: it removes the physical key from the guest experience without adding a network to the failure list. It has no app, no account, no firmware, and nothing to go offline. For a host with a small number of properties who visits between stays anyway, this is very often the correct purchase and the cheapest one to keep running.
What it does not buy you is remote awareness. You cannot see whether the door is locked from elsewhere, you cannot check whether it has been opened, and any change to how it is configured means someone physically at the door with the manual.
The connected smart lock
Adds a radio and an account, and therefore adds remote visibility and remote control. You can confirm a door is locked without driving there, see a log of when it was opened, and manage it from a phone. For a host who is not local, who runs several doors, or who works with cleaners and maintenance people arriving on their own schedules, that visibility is worth real money — a single avoided drive out justifies a lot of hardware.
What it costs you is surface area. There is now a battery, a radio, a bridge or hub, a home network, a cloud account, an app, and periodic firmware — and every one of those is a thing that can be the reason the door does not open. A connected lock is not a keypad deadbolt with a bonus feature. It is a small networked appliance mounted outdoors on a beach.
The honest split
If your answer to "is the door locked?" is "I will check it next time I am there," a keypad deadbolt is enough. If that answer costs you a trip, or if you need to see access history when something goes wrong between stays, the connected lock pays for its complexity. Buying connected hardware and never opening the app is the worst of both — you carry every failure mode and collect none of the benefit.
Radios In Plain English
Three ways a lock talks, and they behave completely differently at a door.
Bluetooth
Short range, low power, phone-to-lock. You have to be near the door for it to work. It is frugal with batteries and it does not care whether the property's internet is up, because it never uses it. The limitation is the whole point: no remote anything. Bluetooth-only hardware is a good fit for a host who is physically present, and a poor fit for one who is not.
Wi-Fi
The lock joins the property's network directly and reaches the internet on its own. No extra box to buy, which is why it sells well. It is also the most power-hungry option by a wide margin, because maintaining a Wi-Fi association and waking a radio that was designed for laptops is expensive for something running on cells. Wi-Fi locks eat batteries in a way keypad deadbolts simply do not.
Low-power mesh with a hub
The lock speaks a low-power protocol to a small hub plugged in inside the property, and the hub carries traffic to the internet. It costs an extra device and an extra thing to explain, but it is the arrangement that behaves best on real buildings: the radio is designed for battery life, the range is more forgiving, and other mains-powered devices on the same mesh can relay the signal through a building rather than requiring one long hop to a router. For a multi-door property, the hub usually stops being an inconvenience and starts being the reason everything works.
Why Wi-Fi Struggles At A Rental Door
This is the failure that surprises hosts most, because the network is fine everywhere else in the unit.
The radio band these locks use passes through drywall reasonably and through masonry badly. Poured concrete, concrete block, stucco over wire lath, tile, and the steel inside stair cores all attenuate the signal sharply — and coastal construction here is full of exactly those materials. A router in the living room can have a strong signal in every bedroom and a marginal one at the front door, because the front door is the only place with a solid wall and a metal frame between it and the router.
Distance compounds it. A ground-floor entry with the router upstairs, a carriage-house door across a courtyard, a pool gate, or a bottom-of-the-stairs unit door can all sit at the edge of usable coverage. And a marginal connection is worse than none, because the lock keeps retrying — which drains the battery faster while still failing to report reliably.
The symptom to recognise: the lock works perfectly when someone is standing at it, and is unreliable remotely. That is coverage, not a defective lock. The fixes are to move the network closer to the door, add a mains-powered relay point, or change to a hub-based protocol that was designed for the distance. Replacing the lock with an identical one, which is what usually happens, changes nothing.
Batteries: Resting Voltage Lies To You
Almost every "the lock died without warning" call is a battery story, and the reason it feels like there was no warning is a real electrical effect worth understanding.
Cells have internal resistance, and that resistance rises as they are depleted. With no load on them, a tired set still reads close to full voltage — the meter, and the lock's own indicator, both see a healthy number. Then the motor starts, pulls a large current for a moment, and the voltage collapses under that load. There is not enough left to drive the bolt. The lock has enough energy to light its keypad, beep, and report a fine battery level, and not enough to actually move metal.
That is why the failure presents as sudden. It is not sudden; it has been arriving for weeks. The lock simply had no way to tell you, because it was measuring the wrong thing.
What makes it worse on a rental
A cold snap raises internal resistance further, so marginal cells fail on the coldest morning of the season. A stiff door raises the current the motor needs, so the same cells that would run an easy door for a year fail early on a hard one. And a property nobody visits for three weeks has nobody to notice the early symptoms — the slightly slower bolt, the extra half-second of motor noise.
What actually works
Replace on a calendar, not on a warning. Pick an interval, write it on the maintenance schedule, and change the cells whether or not the lock has complained. Change every cell in the lock at once and never mix old with new or mix chemistries, because the weakest cell sets the behaviour of the whole set. Use good-quality cells and keep spares in the property rather than in your car. If you run several doors, do them all on the same day so there is one date to remember. And treat a bolt that has started sounding slower as the actual low-battery warning, because it is a far better one than the indicator.
Finally, know where the external power contacts are on your hardware, if it has them — many locks accept a jump from a battery held against terminals on the outside, which turns a dead-lock call into a two-minute fix for whoever is standing there.
The Door Is The Variable, Not The Lock
This is the most important paragraph on this page. The overwhelming majority of "my smart lock stopped working" problems are not electronic. They are a bolt fighting a strike, and the electronics are simply the first component weak enough to report it.
A person turning a thumbturn has enormous mechanical advantage and a lifetime of unconscious adjustment — they lift the handle a little, lean on the door, and never register that they did. A small motor has none of that. It applies a fixed, modest torque and gives up. So a door that a human has been closing without noticing any resistance for two years will defeat a motor the week it is installed.
What makes a door fight
Hinges settle and the whole slab drops a few millimetres, so the bolt no longer meets the centre of the strike. Humidity swells a wood door — and this is a humid coast, with a wet season that swells doors and a dry spell that shrinks them back, which is why some hosts see a failure that appears every summer and vanishes in winter. Weatherstripping compresses or is replaced with something thicker, holding the door out from the frame. Paint builds up in the strike mortise. The strike plate screws work loose. A slab warps. New flooring changes the sweep clearance and the door now hangs differently.
In every one of those cases the bolt is dragging on the edge of the strike hole instead of passing cleanly through it, and the motor is running at full current against friction. The battery drains fast, the bolt sometimes makes it and sometimes does not, and the lock gets blamed and replaced. Then the new lock does the same thing.
The fix is carpentry
Enlarge or reposition the strike so the bolt passes through with clearance on all sides. Adjust or shim the hinges to lift a settled slab. Deepen the bolt pocket in the jamb so the bolt can extend fully. Replace weatherstripping with the correct thickness. Sometimes plane an edge. None of that is glamorous, all of it is what makes an electronic lock last, and skipping it is why some hosts are on their third lock at the same door.
The Open-Door And Closed-Door Hand-Throw Test
Anyone can run this, it takes a minute, and it settles the "is it the lock or the door" question before anyone spends money.
Open the door fully so the bolt has nothing to enter. Throw the bolt by hand with the thumbturn and pay attention to the feel. It should travel its full length smoothly, with light and even resistance the whole way, and stop firmly. If it is stiff, gritty, or notchy with the door wide open, the problem is inside the lock or the bolt assembly — that is genuine hardware trouble, and corrosion is the usual cause here.
Now close the door and throw the bolt by hand again. If it was smooth open and is stiff closed, the lock is fine and the door is misaligned. That is the whole test. The difference between the two throws is the friction your motor has to overcome, and if you can feel it in your fingers, the motor has no chance.
A third check is worth adding on a rental. Close the door, and instead of pulling it snug, let it rest where a guest with a bag in each hand would leave it. Then throw the bolt. Plenty of doors align perfectly when someone pushes them home and not at all when someone does not, and guests never push them home.
Run this test on every door before you buy hardware for it, and again at the start of the busy season. It is the single most useful minute a host can spend on access.
Salt Air, Finishes And Why A Beautiful Lock Dies In Eighteen Months
Coastal exposure is not a small adjustment to hardware selection, it is the dominant one. Salt-laden air carries onto surfaces, holds moisture against them, and drives corrosion continuously — a finish that would last a decade three miles inland can be visibly failing within a season or two of a beach-facing door.
What fails, in order. The visible finish goes first: pitting, bubbling, then a chalky bloom or dark staining across the escutcheon. Then the fasteners — mounting screws and the through-bolts are frequently a different metal from the trim, and two dissimilar metals in a salt film corrode each other faster than either would alone, which is how a lock ends up seized to a door it can no longer be removed from without drilling the screw heads. Then the moving parts: the bolt and the cylinder pick up corrosion products and the mechanism stiffens, which shows up as a stiff open-door hand throw. On a keypad, the button membrane and its seal degrade, moisture eventually gets behind it, and the electronics fail.
Choosing for the exposure
Match hardware to how hard the door is hit, not to the whole property. A beach-facing entry, a pool gate and an unshaded exterior door are a different environment from a covered breezeway door on the landward side, and there is no reason to buy the same thing for both. Look for hardware rated for coastal or marine exposure rather than judging by appearance, prefer stainless fasteners, and be sceptical of thin decorative plating, which is the first thing to go. A door with a genuine overhang or a covered entry buys years.
Upkeep that measurably helps
Rinse salt residue off exterior hardware periodically with fresh water and dry it rather than leaving the film to sit. Check for a chalky deposit around the trim edges twice a year. Use a dry lubricant in any cylinder — never an oily spray, which holds sand and salt against the parts it was meant to protect. And once a year back the mounting screws out and reseat them, so they never get the chance to seize in place.
Mechanical Override And Where The Physical Key Lives
Every electronic lock on a rental should have a mechanical way in, and someone reachable should be able to use it. Hardware without a key cylinder exists and works well, but the trade-off has to be a deliberate decision rather than a discovery made at eleven at night.
If the lock has a key cylinder, that cylinder is now the actual security of the door — worth as much attention as the electronics, and worth re-keying when the property changes hands, exactly as you would a conventional lock. Test it twice a year, because a cylinder nobody has turned in eighteen months on a salt-air door may well be seized when it is finally needed, and the day you need it is the day you find out.
Where the key belongs is a policy question. It does not belong in the unit — a key inside a door you cannot open is worth nothing. It does not belong under a mat or in a fake rock. What works is a properly mounted, rated key safe in a sensible location, holding a key that opens that one door rather than a key that opens everything, plus a key held off-site by whoever would actually respond. If your cleaner, your maintenance contact and you all rely on the same battery, you do not have a backup — you have a single point of failure with three users.
Retrofit Or Full Replacement
Two different jobs with different consequences, and hosts routinely buy one when they wanted the other.
Retrofit
The exterior half of the existing deadbolt stays exactly as it is; a motorised unit replaces the interior thumbturn and drives the bolt you already have. The outside of the door does not change at all, which matters where an owners' association controls exterior appearance or where the entry hardware is part of a matched set. The existing key still works, because the cylinder was never touched. It is quicker, cheaper, and reversible.
The catch is that a retrofit inherits the mechanism it is bolted onto. Every bit of stiffness in that old bolt is now a load on a small motor, so a retrofit on a tired or corroded deadbolt is a short-lived idea. Retrofit onto good hardware; replace bad hardware. Retrofits are also usually keypad-free by nature — the outside stays a key cylinder — so if guests need to enter without a key, this is not the route.
Full replacement
The whole deadbolt comes out and a new unit goes in, which is what you want when the existing hardware is corroded, when you need a keypad on the outside, or when you want everything on the door to be one system of a known age. It also lets exposure-rated hardware be chosen for that specific door.
The things that decide whether a given lock fits are physical and worth checking before ordering: the backset — the distance from the door edge to the centre of the bore — the diameter of the bore itself, the thickness of the door, and how much room there is between the bore and the frame or a glass panel. Doors here are not all standard, and a lock that does not fit is a return, not an install.
What Happens In A Power Cut Or When The Internet Drops
Worth knowing before it happens, because storms here make it a routine question rather than a hypothetical.
The lock itself runs on its own cells and does not care about mains power. In a power cut the keypad still works, the mechanism still works, and anyone at the door with a code or a key gets in exactly as before. What stops is everything upstream: the hub and the router lose power, so remote control, remote status and the access log all go dark, and any change you would normally make from your phone cannot reach the lock. When power returns, the network takes some minutes to come back and the lock reconnects on its own.
An internet outage with power still on behaves the same from the lock's point of view — local operation continues, remote operation does not. Bluetooth-range control still works for someone standing there, which is a genuine advantage of hardware that keeps a local radio alongside its cloud connection.
The planning consequence for a host is simple and often ignored: never let the only way into a property depend on something you can only do remotely. There must be a path that works with the internet down, the power out and your phone dead, and someone other than you must know what it is.
Taking Over A Property Where The Previous Owner Still Owns The App Account
This comes up at almost every handover and it catches people badly, because the lock physically works and appears to be yours.
Connected locks are bound to an account, and that account is a separate thing from the hardware and from the deed. If the previous owner or the previous manager still holds it, they retain administrative control over a door on a property that is now yours — able to see access history and, on most systems, still able to act on the lock. A working keypad at closing proves nothing about who administers it.
The clean resolution is a proper ownership transfer through the platform, initiated by the previous holder, before or at closing. Ask for it in writing during the transaction, alongside the keys, while there is still goodwill and leverage. It costs nothing then and is difficult afterwards.
If they are unreachable, unwilling, or simply cannot remember which email address they used — the most common outcome — the hardware has to be reset to factory state and re-enrolled under your own account. That returns full control to you, and it also wipes every credential the previous holder set. Expect to reconfigure the lock from scratch afterwards.
Either way, treat the handover the way you would a conventional lock: assume any credential you did not personally create is still live until you have removed it. And re-key the mechanical cylinder at the same time, because the physical keys handed to you at closing are very rarely all the physical keys that exist.
When A Smart Lock Is The Wrong Answer
Selling one to every door is easy and sometimes wrong. Cases where we will tell a host not to.
A door that fails the closed-door hand-throw test and is not going to be corrected. Fitting a motor to a door that fights is buying a recurring failure — fix the door first or leave the mechanical lock, which at least has a human's leverage behind it.
Unpowered gates and outbuildings a long way from the building, where there is no coverage and nobody to notice a flat battery. A good weather-rated mechanical lock is more reliable there, and reliability is the whole product.
Doors that are not a standard bored deadbolt — many glass and aluminium storefront-style doors, older mortise assemblies, sliding panels, and screen or louvre doors. Some have proper electronic solutions, none of them are the consumer deadbolt you saw online, and forcing the wrong hardware onto them produces a door that neither locks well nor lasts.
Fully exposed beach-facing hardware where nobody will do the seasonal upkeep. If the rinse-and-check will not happen, choose for durability over features and accept that you are trading convenience for a lock that is still working in five years.
And any property where nobody local can physically reach the door within a reasonable time when something fails. Electronics fail occasionally no matter what is bought; a host with no fallback human has an outage rather than an inconvenience.
A Host's Handover Checklist
What we run through with an owner when hardware goes in, and what is worth repeating each season.
Confirm the closed-door hand throw is smooth on every exterior door. Confirm the mechanical override key turns, and that it is stored somewhere reachable and off-site rather than inside the unit. Confirm the exposure rating matches the door, not the building. Write the battery replacement date on the maintenance schedule and keep spare cells at the property. Confirm the account is in your name, with no administrator you did not add. Confirm someone other than you can get into the property with the internet down and the power out. And confirm you know which failures are yours to fix on the phone and which need someone at the door.
